If the police are called to the house or if anyone is arrested on or around the property, you will be immediately evicted, will lose your damage deposit, and may be held liable for consequential damages. If the community staff of the Windsor at Westside call us to report parties or load noise or any other violations of their community rules, you will be immediately evicted, will lose your damage deposit, and may be held liable for consequential damages. Pillows, sheets and towels are provided, however we ask that you bring your own beach towels. Soaps, toilet paper and trash liners are provided UPON ARRIVAL ONLY to cover your first night of stay. Extra items needed are the responsibility of the guest. Trash MUST be in garbage bags or waste management will not pick it up. We check the can outside after every trip and a 150$ fee will be charged for any loose garbage left in the can, since we will need to remove this all by hand. Owner (and any of his authorized representatives) is, by Florida law, allowed to enter home at any time if he/she suspects any actions that might breach this contract. Owner may also enter home to check A/C filters and for any other reason necessary to maintain security and comfort of guests or property. WE SUGGEST THAT ALL MEMBERS OF A GROUP RENTING & STAYING IN THE HOME READ THIS RESERVATION INFORMATION & AGREEMENT. Each person renting and staying in our home (guests) agree to be responsible for all damage and loss of personal property to his or her as well as all persons, occupants, guests, and invitees’ personal property during the term of this lease/rental agreement. Furthermore, the owners are considered harmless to damage, loss, or theft of such personal property. Conduct on the premises and compliance with City of Kissimmee Ordinances: 1. All furniture must be kept in the house, except the outside patio/porch furniture. 2. Guest(s) shall refrain from creating any noise or sound in the house, which is disturbing to the neighbors. (Noise ordinances are enforced in Kissimmee.) 3. Guest(s) shall refrain from playing any musical instrument, radio, music system, entertainment system, or television set at a volume, which causes disturbance to the neighbors. (Noise ordinances are enforced in Kissimmee.) 4. Guest(s) shall refrain, and ensure his or her guests and invitees refrain, from any conduct, which a reasonable person would deem likely to annoy or disturb the neighbors while on the premises. 5. Please follow posted parking laws in the neighborhood and do not park in neighbors’ driveways. 6. Please abide by the Pool Rules that are posted near the swimming pool. Guests must abide by all laws and ordinances of the state of Florida, Osceola County, and the city of Kissimmee. You are staying at this property and using the facilities at YOUR OWN RISK. 7. Please keep the pool gate closed at all times. Please do not prop open the pool screen door leading to the yard. We want to keep little ones safe around the pool and we need your help to do so. 7. You acknowledge and agree that use of WiFi/Internet services at the rental property (“Services”) is for personal use and agree not to use the Services in a manner prohibited by any federal or state law or regulation. Grill: A propane grill is provided. Guests are responsible for refilling the propane tank as needed. The grill must be cleaned after use to avoid a $100 cleaning fee. Pool Service: The pool is professionally serviced on Mondays and Fridays. For your safety, please avoid swimming during these service times. Security: The property is equipped with exterior security cameras on the driveway and side of the home for your protection. There are no cameras inside the home or in the private pool area. Starter Supplies: We provide a starter kit of essentials (e.g., one roll of toilet paper per bathroom, soap). For longer stays, you will need to purchase additional supplies.
