If the police are called to the house or if anyone is arrested on or around the property, you will be immediately evicted, will lose your damage deposit, and may be held liable for consequential damages. If the community staff of the Windsor at Westside call us to report parties or load noise or any other violations of their community rules, you will be immediately evicted, will lose your damage deposit, and may be held liable for consequential damages. Extra items needed are the responsibility of the guest. Trash MUST be in garbage bags or waste management will not pick it up. We check the can outside after every trip and a 150$ fee will be charged for any loose garbage left in the can, since we will need to remove this all by hand. Owner (and any of his authorized representatives) is, by Florida law, allowed to enter home at any time if he/she suspects any actions that might breach this contract. Owner may also enter home to check A/C filters and for any other reason necessary to maintain security and comfort of guests or property. WE SUGGEST THAT ALL MEMBERS OF A GROUP RENTING & STAYING IN THE HOME READ THIS RESERVATION INFORMATION & AGREEMENT. All furniture must be kept in the house, except the outside patio/porch furniture. 2. Guest(s) shall refrain from creating any noise or sound in the house, which is disturbing to the neighbors. Guest(s) shall refrain from playing any musical instrument, radio, music system, entertainment system, or television set at a volume, which causes disturbance to the neighbors. Guest(s) shall refrain, and ensure his or her guests and invitees refrain, from any conduct, which a reasonable person would deem likely to annoy or disturb the neighbors while on the premises. 5. Please follow posted parking laws in the neighborhood and do not park in neighbors’ driveways. 6. Please abide by the Pool Rules that are posted near the swimming pool. Guests must abide by all laws and ordinances of the state of Florida, Osceola County, and the city of Kissimmee. You are staying at this property and using the facilities at YOUR OWN RISK. 7.
